In short

Playacar is the gated neighborhood just south of downtown Playa del Carmen. Phase 1, on the coast, is where most private beachfront villas are, within walking distance of the ferry and Quinta Avenida. Phase 2, inland around a golf course, is mainly all-inclusive resorts and homes. For a villa on the beach, choose Phase 1.

Playacar is the gated neighborhood directly south of downtown Playa del Carmen, and it is where most of the town’s private beachfront villas are. It solves a problem many Riviera Maya travelers have: how to stay in a private house on the sand without giving up restaurants within walking distance. This guide explains how Playacar is organized, the difference between its two phases, and what to expect from a villa there.

Playacar Phase 1 and Phase 2

Playacar was developed in two parts. Phase 1 runs along the coast immediately south of the ferry terminal. It is residential, with private villas, many of them directly on the beach, and a few hotels. Phase 2 lies inland, laid out around a golf course designed by Robert von Hagge, and is dominated by large all-inclusive resorts, with homes and condominiums around the fairways. For a beachfront villa, Phase 1 is almost always the one you want; Phase 2 suits golfers and resort stays.

What it is like to stay in Playacar

Phase 1 feels like a quiet residential enclave. Entry is through a staffed gate, the streets are calm and shaded, and there is very little through traffic. The beach in front of Playacar is noticeably less crowded than the town beach just to the north. From most villas you can walk to the ferry terminal, the central ADO bus terminal and the southern end of Quinta Avenida, so dinner in town needs no car. The trade-off is that Playacar is not a secluded coast: you will see neighbors and other beachgoers, and the town’s energy is close by.

The villas

Playacar’s houses vary widely. Along the sand are beachfront villas with pools that open directly onto the beach, from traditional Mexican houses with palapa roofs to large contemporary estates with walls of glass. A street or two back are smaller villas that share beach access, often at noticeably lower prices. Prices vary just as widely: the owners set rates dynamically by season, dates and group size, so ask for written quotes for your dates; see how luxury vacation rental rates work.

Who Playacar suits

  • Multigenerational families who want a pool and beach for the children and restaurants on foot for everyone.
  • Groups and celebrations that need several bedrooms under one roof and an easy base for day trips.
  • First-time visitors to the Riviera Maya, thanks to short transfers from Cancún and simple logistics.
  • Travelers combining destinations, since the Cozumel ferry leaves from the edge of Playacar.

Questions to ask before booking

  • Is the villa directly on the beach, or a walk from it?
  • How are guests and visitors registered at the gate?
  • Is housekeeping daily, and can a cook be arranged? See fully staffed villas in Mexico.
  • How is sargassum handled in front of the house in season? Our sargassum guide explains the pattern.
  • Is there a generator and backup water?
