Pedregal in Cabo San Lucas: A Guide to the Hillside Enclave

The gated hillside above the marina: two very different outlooks, steep streets, a short drive to town and a Pacific shore for looking at rather than swimming.

In short

Pedregal is the gated residential hillside rising above the Cabo San Lucas marina, between downtown and Land’s End. Homes face either the bay and marina or the open Pacific. It suits travelers who want privacy, views and a short drive to town, and who accept steep streets and a pool, not the sea, for swimming.

Pedregal in Cabo San Lucas is the hillside neighborhood that rises behind the marina toward Land’s End, and for many visitors it is the address most associated with Cabo’s large private homes. It is a gated residential community rather than a resort zone, so its appeal is privacy, elevation and views, with the restaurants, marina and nightlife of downtown close below. What it is not is a beach neighborhood in the usual sense. Knowing how the hill works, and which side of it a property faces, matters more here than almost anywhere else in Los Cabos. If the region is new to you, start with what Los Cabos is.

Where Pedregal sits

Pedregal occupies the rocky high ground between downtown Cabo San Lucas and the Pacific. Its lower streets begin close to the marina; higher up, the hill turns toward Land’s End and the open ocean. The mountains here separate the town from the Pacific shoreline, which is why the resort on Pedregal’s Pacific edge is reached through the Dos Mares Tunnel, roughly 300 metres long and built for that development.

Because of that geography, Pedregal feels removed from the town while being very close to it. Downtown, the marina and Médano are a short drive down the hill, which makes Pedregal practical for groups who want to eat out, charter a boat or see Land’s End and El Arco without a long transfer along the Corridor.

Two outlooks: the bay side and the Pacific side

Pedregal’s homes face two quite different seas. On the bay side, the view looks over the marina, Médano and the Sea of Cortez, with the town’s lights at night and, from some homes, a line toward Land’s End. On the Pacific side, the view opens onto the ocean horizon and sunsets over the water, with the sound of the surf below.

Neither is better; they suit different trips. The bay side keeps the town in view and within easy reach. The Pacific side is quieter and more dramatic, and the tourism board describes the setting of the resort on that edge in terms of its cliffside views. Views vary greatly from house to house, so ask for photographs taken from the main terrace and the bedrooms, not only from the pool.

The beach question in Pedregal in Cabo San Lucas

The Pacific shore below Pedregal takes open-ocean swell. The tourism board warns that the waters of Divorce Beach, on the Pacific side of Land’s End, are too dangerous for swimming, and the exposed coast beyond it is not a swimming shore. A handful of properties sit at the foot of the hill close to the sand, but for most homes in Pedregal the pool is where the group swims.

If a swimming beach matters, Médano, inside the bay, is the nearest beach commonly used for swimming and a short drive from most of Pedregal. Read the flag there as anywhere else: our guide to swimmable beaches in Los Cabos explains the system, and beachfront stays in Los Cabos explains how oceanfront and beachfront properties differ.

Living on the hill: streets, stairs and getting around

Pedregal is steep. Streets climb in switchbacks, and many homes are built on several levels up or down the slope, joined by stairs. That is part of what gives the houses their views, and it has practical consequences. Walking back up from town is hard work, so most guests use a car, a taxi or a driver. Older guests and small children may find a multi-level house tiring. And chefs, deliveries and vendors all come through the community’s gate.

Before booking, ask how many levels the house has, whether any bedrooms can be reached without stairs, how long the drive to the marina takes, and how visitors and staff are registered at the gate.

Who Pedregal suits

  • Groups who want a private house with a view and downtown dining a short drive away.
  • Travelers who value sunsets and privacy over a swim from the garden.
  • Fishing and boating trips, since the marina sits close below; see sportfishing in Los Cabos.
  • Less suited: guests who want to walk everywhere, anyone with limited mobility in a multi-level house, and travelers set on swimming from the property.

Pedregal in Cabo San Lucas rewards the right match. Choose the side of the hill by the view you want, check the house for stairs and the route to town, and plan beach days around Médano or the Corridor coves. For the wider choice of base, read where to stay in Los Cabos; if a calm beach and golf matter more than the view, compare Palmilla in Los Cabos.
